All prices include breakfast. Extras such as packed lunches are priced separately.

Deposits, payments and cancellations

We don’t require deposits for bookings made directly with us. Your balance is payable at check-out, currently either by bank transfer or in cash. If you do need to cancel, it would really help us if you could let us know as soon as possible so that we can try to re-let the room.

For bookings made through Airbnb, their ‘moderate’ cancellation policy applies: you can cancel until 5 days before check-in for a full refund. If you cancel after that, you’ll be charged for each night you stay plus 1 additional night plus 50% of all unspent nights.

If extreme weather or illness prevents you from reaching your holiday, taking or finishing your holiday, you are still subject to these cancellation terms as outlined above. We strongly advise that you take out travel insurance to cover you if you are concerned that you may need to cancel.

Arrival and departure times

Unless otherwise agreed, your room will be ready for your arrival between 4pm and 7pm. If you plan to arrive earlier or later than this, please let us know in advance so that we can make sure we are here to welcome you. Please contact us if you are likely to be delayed due to traffic or if your walk or cycle has not quite gone to plan. Check-out time is by 11.00am on the day of departure, at which time the balance of your payment will be due.

Non-availability

We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would make every attempt to offer you alternative accommodation, however if this was not possible or unacceptable to you then we would refund all monies paid by you. Our liability would not extend beyond this refund.

Parking

We have space for guest cars on the gravel area outside our house, and cars can be parked on the opposite side of the street as well if needed. Cars are left at owners’ risk.

Cycle storage

We have a lockable garage at the back of the house for secure storage of bicycles. Cycles and/or property are left at owner’s risk.

Charging of electric vehicles

We offer charging for electric vehicles through our mains supply if needed: we have a plug-in meter and ask you to pay for the cost of the electricity used. Charging is through a 3-pin socket inside the house so you will need to bring a 10m lead with connector.

Dogs

Sorry, we are unable to accommodate dogs or other pets at present.

Smoking and vaping

Smoking or vaping is not permitted inside Rutherford House.

Alcohol

We are not licensed to sell or serve alcohol or purchase alcohol on your behalf, but you are welcome to bring your own – we provide corkscrews, bottle openers and glasses. Please ask if you would like to store drinks in our fridge.

TV and broadband

There is no TV in the bedroom. Free wifi for fast and unlimited broadband is available.

Damage

Please report any damage or breakages to us as soon as possible. We don’t charge for minor breakages, but any damage or staining to bed linen, carpets, furniture or soft furnishings may be liable for a cleaning and/or repair charge. If damage and/or breakages cost over £75 to rectify we may send you an invoice for payment. Please take off muddy boots and leave them downstairs in the boot trays. We have plenty of space for drying wet clothing downstairs so please ask us.

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our contractors.

Short-term let licence

Our B&B is licenced by Scottish Borders Council for short term lets and our licence number is SB00002F.

Offers and discounts

We may occasionally have offers and discounts running, sometimes at the same time. Each booking is only eligible for one offer or discount.
