Prices, availability and booking
Room rates
Our room rates for 2026 are £119 per night based on two people sharing, and £108 per night for single occupancy. Prices include a full cooked breakfast.
How to book
For the 2026 season we’ll be open from 30th March until mid-October. You can check availability through either our Airbnb listing or our Booking.com listing.
Please contact us on 07434 632445 or email stephandned@rutherfordhouseyetholm.co.uk to book directly. We prefer payment either by bank transfer or in cash, but can accept credit and debit cards if needed.
You can also book through Airbnb or Booking.com – the room rates on both websites are approximately £15 more per night to take account of their additional charges and commission.
Summer Spine Race 2027: We can only accept bookings made directly with us between 15th and 19th June. Due to experiencing a lot of last-minute cancellations in previous years, Spine Race bookings will require non-refundable payment in advance. We currently have availability for all days 15th-19th June.
Arrival and departure times
Unless otherwise agreed, your room will be ready for your arrival between 4pm and 7pm. If you plan to arrive earlier or later than this, please let us know in advance so that we can make sure we are here to welcome you. Please contact us if you are likely to be delayed due to traffic or if your walk or cycle has not quite gone to plan. Check-out time is by 11.00am on the day of departure.
Deposits and cancellations
We don’t generally require deposits for bookings made directly with us. Your balance is payable at check-out, either by bank transfer, card or in cash. If you do need to cancel, it would really help us if you could let us know as soon as possible so that we can try to re-let the room.
For bookings made through Airbnb, their ‘moderate’ cancellation policy applies: you can cancel until 5 days before check-in for a full refund. If you cancel after that, you’ll be charged for each night you stay plus 1 additional night plus 50% of all unspent nights. For bookings made with Booking.com, you can cancel your reservation up until the day before your first night for a full refund.

- Sorry, no pets – unfortunately we’re not able to accommodate dogs at present
- We’re a no smoking house
- There’s no TV in the bedroom but there is fast, reliable broadband
